Here are the most frequently asked questions about selling your home

Though the market has cooled considerably in recent months following a sizzling hot streak, home prices remain relatively high. However, there has been talk of a possible recession in 2023, which is making some homeowners nervous about the future of their investment.

While the market has a significant impact on the sale of your home, it’s not the only factor to consider. It’s also important to evaluate your own personal situation and reasons for selling.

To provide you with some guidance, we’ve consulted with top real estate experts and researched the best ways to determine if now is a good time for you to sell your home, or if you might benefit from waiting.

Before you sell your home, you want to be transparent with your buyer about any damages and repairs made to your home. You’ll need to provide the buyer with proof of your homeowners insurance information as well as a claims report or a list of all the claims on your home since the time of purchase.

Move in/out inspections are essential as they are used to register any defects before a tenant occupies the property and then assess the home condition at the end of the lease. As a result, the report will be required to justify any deductions from the tenant’s security deposit. Our specialists will both provide and complete the report, in addition to arranging the tenant to sign an acceptance of the condition of the property upon moving in. The report also features an inventory list for any kitchen appliances or furniture items (if applicable).

When the tenant vacates the property, our property managers will inspect the home to record any damages to be chargeable to the tenant. Any recorded defects subject to deduction from the security deposit will need to be evaluated based on the conditions and terms of the lease contract.

By making the most of our move-in and out inspections, you will save time, effort and any future headaches, whilst still protecting and preserving your real estate asset. For more information on the service charges, please contact our specialists.
